Often same day when a closing is tight. Tell us the deadline when you book and we will tell you immediately whether we can hit it — rather than saying yes and calling you back on Thursday.
The report goes out the day we inspect
NPMA-33 as a PDF, to you and to anyone else on the distribution list you give us. No waiting on an office to type it up.
We coordinate access ourselves
Give us the lockbox code or the tenant’s number and we’ll handle it. You do not need to meet us there.
Invoiced at closing
Standard for transaction work. We invoice the title company and it settles on the HUD — no chasing a client for a card number while you’re trying to close.
One person, every time
You will have the owner’s cell number. When a lender questions a line on the form at 4:45pm, you are not opening a support ticket.
If the report finds something
This is where most transactions get stuck, so we try to make it the fastest part instead of the slowest.
We quote treatment on the spot, in writing, the same day — so the buyer and seller are negotiating against a real number instead of an unknown. If treatment proceeds, the $295 inspection fee comes off it, and we issue the completion documentation your lender needs.
We are a licensed termite company, not only an inspection service. The person telling you what the finding means is the person who would fix it, which tends to shorten the conversation considerably.
The re-inspection
If a prior treatment or repair needs verifying before closing, we handle the re-inspection and issue the updated documentation. Book it as soon as the repair is scheduled rather than after — it is the single most common reason a WDI holds up a closing by a week.
Referral partners
If you are sending us volume, talk to us about a standing partner rate and priority scheduling. We would rather build a small number of real relationships than advertise to strangers, and this is a two-person company — we can actually answer the phone.
What to tell your client
Two things save you a conversation later:
A WDI report is visual and limited to accessible areas. We do not open walls, pull flooring, or move stored belongings. A finished basement or a packed crawl space limits what anyone can see, and the report says so where that applies. Buyers occasionally read a clear report as a guarantee. It is not, and the form says as much.
A finding is not a deal-killer. Subterranean termites are common in the Miami Valley and treatable. Most of these become a price negotiation, not a collapsed contract.

How much notice do you need?
Next business day is normal. Call us for same day and we will give you a straight answer about whether it’s possible.
Do you serve my area?
Montgomery and Greene counties routinely — Oakwood, Beavercreek, Centerville, Vandalia, and the rest of the Miami Valley. Ask about anything outside that.
Can you do the WDI and a general pest treatment on the same visit?
Yes, if the property is occupied and the owner wants it. Tell us when booking.
Who signs the form?
A licensed inspector. Ohio requires a specific licence to perform wood-destroying insect inspections for real estate transactions, and reports written without it are not worth the paper.
How do you handle vacant properties and tenants?
Lockbox is fine. For tenant-occupied, give us the contact and we’ll schedule around them — Ohio requires reasonable notice and we’d rather be the ones to arrange it than put that on you.
