Have These Ready (It’s Everything We’ll Ask)

Whether you book by phone today or by form next week, this is the complete list — thirty seconds of prep and the booking takes one touch:

  • Property address — and whether it’s occupied, vacant with a lockbox, or vacant with other access (code, alarm, pets, crawl-space access notes)
  • Estimated closing date and your desired deadline for the report — tell us the real drop-dead date and we’ll tell you immediately whether we can hit it
  • Your info: name, brokerage, email, and cell
  • Your client’s info — buyer or seller, whichever side you represent: first and last name, email, and phone
  • Title company — and if you want the fee on the settlement statement: the title contact’s email and the escrow/file number
  • Anyone else who needs the report — lender or title contact email, and the NPMA-33 PDF goes to them the day we inspect
  • Payment preference: pay now, or pay at closing

How Pay at Closing Works

Pick pay-at-closing and we invoice the title company against your escrow file — the $99 lands on the settlement statement as a line item, nobody fronts anything, and the buyer or seller pays it at the table like every other closing cost. One honest term keeps it fair: if the transaction doesn’t close, the fee is still due from the responsible party, because the inspection was completed either way. Agents who close with us regularly know that clause never becomes a conversation — it’s there for the rare deal that dies after we’ve crawled the crawl space.

The Service Behind the Form

  • NPMA-33 Wood-Destroying Insect Inspection — $99 flat. The lender-accepted report for purchase transactions, VA loans included

  • Report the day we inspect — PDF to you and every recipient you list
  • If we find something: a straight verdict, a treatment quote if one is warranted, and the re-inspection handled on the same file — see how the inspection works for the full detail
