Fairfield is a city of mature subdivisions, and that middle age is exactly what makes the termite conversation here specific. The neighborhoods off Winton, Gilmore, and the Route 4 corridor went up largely between 1965 and 1995 — brick-and-siding ranches, split-levels, and two-stories on slabs, crawls, and shallow basements. They are old enough that the original landscaping is now enormous, the grade has crept, and the pre-construction soil treatment has long since expired, but new enough that most owners have never thought about termites at all. That gap is where the problems live.
Forty Years of Landscaping Creep
The single most common conducive condition we write up in Fairfield is grade. A house built in 1978 had its final grade set by a builder to leave several inches of foundation exposed above soil. Then came the beds, and mulch renewed every spring for four decades, and decorative stone added over the top of it, and a retaining border installed to hold it all in. Nobody ever dug any of it back out.
The result is that the soil line is now three or four inches higher than the builder left it, and on a brick-veneer house that frequently buries the weep holes at the base of the wall. Those weep holes exist to drain and ventilate the air gap behind the brick. Bury them and the gap stops drying out, and what remains is a protected vertical route from soil to sill plate running entirely behind masonry where nobody can see it.
The shrubs did the same thing above ground. Foundation plantings installed as one-gallon shrubs in 1980 are now large enough to hold moisture against the wall, block airflow, and hide the entire lower foot of the house from view. Cutting them back and pulling beds down below the weep line is a weekend of work that removes the most common termite pathway on this housing stock.

The Split-Level Problem
Fairfield has a lot of split-levels, and they deserve their own paragraph because they behave differently from either a ranch or a two-story. A split puts finished living space at a half-level below grade on one side of the house, which means there is a section of framing sitting close to soil with drywall over it and no basement view from underneath.
That lower level typically has the family room, and it typically has a slider or a walkout to a patio poured tight against the foundation. So the elements stack: framing near grade, a slab abutting the wall with an expansion joint running down to soil, a finished interior that conceals the band joist, and often a deck or a screened porch built over the whole arrangement afterward.
None of that means a split-level is a bad house. It means the inspection has to work the accessible margins deliberately — the utility room, the rim joist wherever an access panel or drop ceiling exposes it, the garage slab joint, the patio joint, and the full exterior soil line — rather than expecting a basement view that does not exist.

Every landscaping project in between cut through some of what remained. A pool, a patio extension, an irrigation trench, a fence line, a regrade after a basement waterproofing job. None of that is a reason to panic and it is emphatically not a reason to treat a house with no evidence of termites. It is a reason to stop assuming a 1980s house is a protected house.
The related point is that swarm season is the only time most owners get a warning. On a still, warm afternoon in March, April, or May, often the day after rain, a mature colony releases winged reproductives, and they emerge indoors as readily as out. Four equal-length shed wings in a small pile is the diagnostic detail, and it means a colony has been established long enough to mature — typically three to five years. It is not the start of a problem. It is the announcement of one.
What Treatment Actually Involves
The standard approach establishes a continuous treated zone in the soil around the entire foundation — trenched where there is soil, drilled and injected where a patio, walk, stoop, or driveway abuts the wall, and carried through expansion joints where they occur. On a Fairfield lot with an attached garage, a patio, and a poured walk running past the front of the house, a meaningful share of that perimeter is under concrete, and any quote that has not accounted for the hardscape has not looked at the property.
