Springfield’s housing stock was built for termites, though nobody meant it that way.
The city built most of its houses between roughly 1870 and 1930, and the construction of that era hands subterranean termites nearly everything they need: stone and rubble foundations with open mortar joints, wooden sill plates resting directly on masonry that wicks moisture, porches and steps rebuilt several times over with the new wood set straight into soil, and crawl spaces that have never been properly ventilated or vapor-sealed.
None of that is a defect in the house. It is simply how buildings were made before anyone was thinking about termites, and it means a Springfield termite inspection is a different job than one on a 1998 slab in a subdivision.
What subterranean termites actually do here
Ohio’s termite is the eastern subterranean termite, and the important word is subterranean. The colony lives in the soil, not in your house. What comes into the structure is foraging workers travelling up from the ground, and they will not cross open air to do it — they build shelter tubes, pencil-width tunnels of soil and saliva, up the face of a foundation wall to reach wood.
Those mud tubes on the inside of a fieldstone foundation are the single most reliable sign, and on a Springfield basement wall they are easy to miss because the stone is already irregular and dark. Other things we look for: wood that sounds hollow when tapped along the sill, blistered or rippled paint on trim near grade, a sill plate that gives under a probe, and discarded wings on a windowsill in spring.
The damage is slow. Termites are not going to take your house down this year. But they work continuously and invisibly, inside the wood, and on a hundred-and-thirty-year-old sill plate that has already been dampened by a stone foundation for a century, there is not a lot of margin left. Swarm season, and the identification that decides everything
May and June are swarm season in Clark County. On a warm afternoon after rain, a mature colony releases winged reproductives, and what a homeowner typically encounters is a pile of shed wings on a windowsill or a scatter of flying insects at a basement window.
That moment is the whole ballgame, because flying ants swarm at the same time of year and look superficially identical to most people. The distinction is genuinely simple once you know it — the waist, the wings and the antennae — and it is the difference between a nuisance and a structural problem. A swarm inside the house means a colony is established in or under the structure, and that is worth knowing in May rather than discovering in a real estate inspection three years later.
Treatment: bait stations, and why we favor them on old houses
There are two broad approaches. A liquid termiticide barrier means trenching around the foundation and treating the soil, sometimes drilling through slabs and patios to get underneath. Bait stations go into the ground around the structure on a monitoring circuit, and when termites find them they carry the material back and it moves through the colony.
On Springfield’s older houses we generally favor baiting, for reasons specific to this housing stock. A hundred-and-thirty-year-old fieldstone foundation is not a continuous surface — you cannot reliably establish an unbroken chemical barrier against a wall that is irregular, that has been repointed in patches, and that frequently has an old cistern, a coal room or a filled-in cellar entrance somewhere along it. Baiting does not depend on achieving a perfect barrier. It also means far less drilling into a historic structure, and the monitoring stations tell you whether there is activity rather than leaving you to assume.
Liquid treatment still has its place, particularly on newer construction and where a specific active area needs to be addressed directly. We will tell you which one your building calls for after we have looked at it, and we will explain why.
Alongside either approach, the conditions matter. Wood-to-soil contact removed where we find it. Mulch pulled back from the siding. Downspouts extended so they discharge away from the foundation instead of soaking the ground beside it. Crawl space moisture addressed. These are unglamorous and they do more for a Springfield house than any product on its own.
