Why we price on your foundation, not your square footage
Termite work happens along the foundation. A bait system needs roughly one station every ten feet around the perimeter — so the perimeter, not the living area, is what determines the job.
This matters more than it sounds. A 2,000 sq ft ranch has about 180 feet of foundation. A 2,000 sq ft two-storey has about 145. Same house size, but the ranch needs several more stations and takes longer to walk. Almost every competitor charges those two houses the same price, which means one of them is overpaying.
Because we pull your building’s dimensions from county auditor records, we can estimate your foundation perimeter before we arrive — and show you the number we based your price on.
What to check in the other quotes you’re getting
Get more than one. When you compare them, these are the four places the real differences hide:
1. Is the monitoring included, or billed separately?
An install price with no ongoing protection is only half a program. A bait system that nobody checks is a row of plastic in your yard.
2. Is there a contract, and what does leaving cost?
Several national companies in this market lock customers into 12 to 24 months. Early termination fees of $150 to $199 are common. Ours is month to month with no exit fee.
3. Does the price hold in year two?
A common structure in Dayton is a low first-year rate that resets substantially higher at renewal. Ask what you will pay in month 13.
4. Is rodent control included or extra?
At least one large competitor here bills rodent service as a separate plan at close to the price of the pest plan itself. Ours is included.
Is termite treatment worth it?
Termite damage is almost never covered by homeowners insurance — insurers treat it as a maintenance problem rather than a sudden loss. Structural repair to a floor system or sill plate runs into the thousands, and it is the kind of repair that surfaces at the worst possible time, which is usually when you are trying to sell.
Against that, a bait system and a few years of monitoring is a small number. That is the whole argument, and it is why we would rather show you the price than make you sit through a pitch to hear it.

Because the price genuinely depends on your foundation, and because a driveway visit is a sales opportunity. The first reason is fair. We handle it by publishing the number and confirming it at inspection.
Is a bait system or a liquid treatment cheaper?
They are close, and the right answer depends on your foundation and whether there is active infestation. We will recommend one and explain why.
Do you charge for the initial inspection?
