- Documentation on every visit — treatment records with product and EPA registration details, delivered to your account: the file you need for owners, tenants, and the occasional attorney
- Priority scheduling — enrolled portfolios jump the line, because your tenant complaints have clocks on them
Not included (quoted separately at member-preferred rates): termites, wasps and stinging insects, rodent exclusion work, and one-off pests outside the big three. Those stay honest quotes — this program exists to flatten the three costs that actually spike.
What It Costs
Two numbers, and they are the whole price: $60 per monthly service visit, plus $9.50 per door. A $125 monthly minimum covers the smallest portfolios. Nothing else — no per-incident charges for the three covered pests, no callback fees, no seasonal surcharges.
We price it that way because that is how the cost actually behaves. A truck, a technician and a stop cost the same whether there are eight doors behind them or eighty; each door then adds real time. Charging one flat rate per door hides that, and the hiding always lands on the small portfolio — which is precisely who ends up overpaying under a flat rate, or underserved because nobody wants the account.

How the Program Works
- Whole-portfolio enrollment. All doors in an enrolled building or portfolio join together — the program prices fairly because it covers your quiet doors and your loud ones alike, not just the building that’s already in trouble.
- Onboarding baseline. Enrollment starts with a walkthrough of the portfolio so existing infestations are identified and stabilized on a plan — the program covers what happens on our watch, from a known starting point.
- Tenant-prep cooperation. Bed bug and flea work only succeeds with unit prep; we coordinate directly with your tenants and your staff, and repeated no-prep, no-access units get addressed with you before they burn visits.
- Annual agreement, monthly billing. One invoice, doors added or removed as your portfolio changes.
- Mutual off-ramp. Like any coverage relationship, the program depends on both sides operating in good faith — either party can end enrollment with 30 days’ notice, and accounts that treat program coverage as a substitute for basic property maintenance can be non-renewed. We’ve never had to write that sentence about a client we’ve met; it’s here so the program stays affordable for everyone else.

We publish prices, so let’s publish the reasoning too. A single surprise bed bug job runs hundreds of dollars anywhere in this market; a roach cleanout with follow-ups, similar. A 50-door portfolio pays $535 a month, $6,420 a year — $10.70 a door — roughly what three or four emergency jobs would have cost, except now every emergency is covered, the response is priority-scheduled, and your owners see a flat line instead of spikes.
