Real estate investors are the customers pest control companies quietly mishandle: you don’t want a consultation, you don’t want to meet anyone at the property, and you definitely don’t want to explain a vacant duplex to a call center that keeps asking which room the ants are in. You want the unit treated between tenants, documented for your file, and billed without a phone call — at a price that respects the fact that you’ll be back with the next door, and the one after that. That’s this program. We built our whole company around plain pricing and low-friction service; the GDP Portfolio Program is that idea, tuned for people who own doors instead of a door.
The Turnover Treatment: $99, Lockbox In, Documented Out
The program’s core is a product built for how you actually operate. A Turnover Treatment is $99 flat for approved members — a full interior-and-perimeter general pest treatment on a vacant or lockbox-access unit, no meeting, no walkthrough conversation, booked around our routing (which is why it costs less — you’re buying the treatment, not a scheduled appearance). Every visit is photo-documented: treatment record, product and EPA registration details, and photos delivered to your account — the paper trail your files, your partners, and your future tenants’ questions all want. It isn’t a discount on our standard $129–$199 one-time service; it’s a leaner product at an honest price, and homeowners are welcome to read this page and see exactly why their version costs more: they get us in person.
What Membership Gets You
- $99 Turnover Treatments — general pest, vacant/lockbox units, photo-documented
- Member-preferred rates on re-treatments and on the specialty jobs investor properties actually produce: roach cleanouts, bed bugs, and fleas — quoted per job at member pricing, honestly, because a bed bug job and a spider spray are not the same work
- $99 termite/WDI inspections on the lender-ready NPMA-33 for acquisitions and sales — next business day, the same flat rate we publish for realtors
- Priority scheduling — turnovers are deadline work and we treat them that way
- One account, all your doors — every property, every record, one relationship
Who Qualifies
The program is for people in the business of housing: landlords with two or more units, flippers and wholesalers, BRRRR operators, and small portfolios held in an LLC. Approval is simple and human — the owner reviews every application, usually same day. We ask for your entity or operating name, roughly how many doors you run, and which cities they’re in. That’s the whole gate: this pricing exists because portfolio work is recurring and route-efficient, so the qualification is simply that you actually have a portfolio. (Insuring that portfolio is its own discipline — our neighbors at Ingram Insurance Group wrote the Ohio landlord insurance guide we point investor clients to.)
Apply
Two minutes, six fields. After you submit, reply to the confirmation email with your property list attached (Excel, CSV, or whatever your software exports) — or skip the form entirely and text the same details to (937) 569-3330. Either way, you’ll hear back from the owner, not a queue.
Already a program member? Log in to your account to book service and see your properties — no need to apply again.
Why We Built This
Because an investor’s pest problem is a business process, not an emergency — and processes deserve process pricing: flat, published, repeatable, documented. The Miami Valley is one of the most active small-investor markets in the country, and it deserves a pest company that prices like it noticed. If you flip houses, our $99 WDI inspections already cover your buy-side; this program covers everything between close and rent-ready. Serving Dayton and all of Montgomery, Greene, Miami, Clark, Warren, Butler, Preble, and Darke counties.
